Property Management Description of Work and PricingOversight Function $100 - 125/month Each week we will inspect the property outside to make sure that the property is in good shape. We will check the landscaping, make sure that the windows are intact, the Jacuzzi is covered and locked, the woodpiles outside the front door are stocked. We will check for snow load issues, and any exterior damage. We will conduct a complete walk through and check inside for any leaks, temperature control, make sure that all the windows and doors are secured from the inside, check for any rodent problems, run water through the faucets, flush the toilets. We will report findings to you on a regular basis. We will also check the property within 24 hours of a major snowfall, and will follow up to make sure that the snowplow operator has cleared the driveway and that the snow removal for the deck, stairs and the Jacuzzi area is scheduled.
Guest Rental Functions Pre arrival $45/hour On the day of the scheduled check-in we will prepare the house for guest arrival. This will include a routine inspection to make sure that the house is ready for use. We will turn on the heat to the desired level; turn on outside lights for safety and some inside lights to present a warm welcome. We will have a dozen freshly baked homemade cookies with a personalized welcome note from the owners. (see sample) We will stock the refrigerator with bottled water (one bottle per guest).We will make every effort to meet the guests welcome them personally; however, if they arrive and we are not available, we will prepare the after hours pick up envelope. This envelope will include an introductory letter with the garage door opener or house keys, basic information about the house ... such as ... where to find the guest information book, my contact information, and don't miss the cookies on the island ... (see sample letter)
Departure $45/hour After the guests depart, we will conduct a house inspection to check for any damages and to identify any missing items. We will inform you of any broken or missing items and will report on the general condition of the house. We will send this report to you within 48 hours of the guest departure so that you can efficiently process any deposit issues.
Guest Contact 7am - 11pm $45/hour 11pm - 7am $90/hour We will be available as needed for any question or issues and for any non-medical/ non-fire non-police related emergencies. In those instances, the guest should call 911 directly and then call us.
Cleaning Services: We focus on using cleaning products that are environmentally friendly, not hazardous and that smell great. Brand name products that we are using include Method, Solumed, Mrs. Myers, and Earthtrends.
Regular Cleaning $30/hour This is generally the level of cleaning that we will provide after the guests have checked out. It will include a thorough cleaning of all surfaces - floors, counters, baseboards, mirrors, all furniture, inside windows, glass fronts on the fireplaces and the outside of the appliances, stovetop and microwave oven inside and outside. We will clean in the corners, under the beds, behind all moveable furniture, and we will move objects on counter or tabletops in order to clean properly. We will disinfect the kitchen and the bathroom. We will clean and disinfect all trash receptacles. We will change the sheets, make the beds, wash and fold the linens and bathrobes. We will make sure that the house is properly stocked with guest consumables, specifically for the bathrooms- paper products such as toilet paper, paper towels, tissues. For the kitchen we will re-stock supplies, namely dish detergent, dish washer detergent, sponges, and any other items that you want to keep on hand for guest use -e.g., coffee filters, plastic wrap, aluminum foil. We will also empty the trash, take care of the recyclables, clean out and dispose of the ashes from the wood stove. We will bring in a starter supply of wood and kindling. We will iron and scent the pillow cases with a lavender linen spray. We will check blankets, comforters, and quilts for stains and wash as necessary. We will re-stock the guest bathroom amenities (shampoo, lotion, make-up remover washcloths, toothbrushes, toothpaste, sewing kit, or other items that you request). We will make sure that the laundry room is stocked with laundry detergent and fabric softner. Before we leave we will make sure that the windows, doors and Jacuzzi cover are closed properly and locked.
Spring Cleaning $35/hour/housecleaner minimum 4 hours Depending on usage, we suggest that this be scheduled on a bi-annual basis. This is a more extensive cleaning that requires two house cleaners. In addition to the above we will also clean inside and outside of the refrigerator/freezer, stove and oven. We will also clean inside and out of all bathroom and kitchen cupboards, drawers and storage spaces. We will clean inside the toilet tanks. We will clean all light fixtures and ceiling fans and any ceiling moldings or beams. We will also wash the mattress covers, pillow protectors, bed skirts, comforters, quilts, bedspreads and blankets.
Special Friends and Family Cleaning Discount $25/hour Please be sure to let us know which bathrooms and bedrooms were not used during the stay. This will save time and reduce your costs.
Snow Removal $35/hour We will take care of removing snow from the deck, the stairways, and other areas that are requested. If there is an outdoor Jacuzzi or hot tub we will clear the cover and make sure that there is a cleared access pathway. We will do this in a timely manner to keep the walkways safe for guest use and to prevent any snow load damage or leakage.
Maintenance $45/hour We will notify you of any maintenance/repair needs. We will work with you to determine what issues you would like to be notified of in advance and what items you would like us to handle directly without prior authorization. We will call to schedule the repair, go with the repairperson to review what is needed, and then follow up upon completion of the repair. We have an extensive list of providers that we work with on a regular basis, or we can use the trades people that you select.
Getting Started
Preparation Cleaning $35/hour This will be our first cleaning of your home. This will be similar to a Spring Cleaning. This thorough clean will get your house ready for guest rentals. It will help us to familiarize ourselves with your home and any special cleaning needs. We will have a chance to review with you your cleaning concerns and review special cleaning products that you may want us to use.
Whole House Inventory $250 one time fee We will conduct inventories and prepare lists for the kitchen service ware, cookware, all appliances and, artwork and personal items, all bed linens and towels. We will also prepare photo documentation as needed for room layout and artwork. We will keep lists for use at check out inspection and a copy will be placed in the guest information booklet as well. Copies will be available for your insurance company.
Written Materials no charge Prepare guest information booklet, guest late check in packet with welcome letter, and visitor information packet including up to date information from the Visitor's Center. We will also prepare any special information notes that you would like to have posted.
Supply baskets and visitor information Cost + 10% We will purchase baskets for the kitchen and for the bathrooms and stock with agreed upon supplies for guest use. The Kitchen Comforts basket will contain an assortment of coffees, teas, sugars, creamers, hot chocolates, microwave popcorns, instant oatmeals or other items that you would like to include. The Bath Amenities baskets will contain make-up removal face cloths, extra toothbrush, toothpaste, shampoo, soap, lotion, emergency sewing kit, and any other items that you request.
